What Sunshine & Dennis have been doing recently…

Sunshine’s Mom gave us a bad health scare in Dec., but, with a change in medication, she is back to playing bingo and driving.

We recently had a garage & antique sale at her home in Ramona where we raised over $2000 for our grandaughter Tiffany’s first year at Boise State in nursing.

We have also been busy recently with the Encinitas Lions Club. Thanks to many of you who bought tickets to our Movie Fundraiser, Calsblanca. It was a great night where we raised $6000 for our many projects. www.EncinitasLions.org

We were with the Encinitas Lions at the Encinitas Street Fair and raised almost $500 for the Nepal Earthquake victims.

In September we will have another Blind Surfing Event where we invite the Blind Community to a day at the beach and surfing. Volunteers welcome, call me.
If you are interested in joining a fun, active service club, call me for more info.

There will be another Lions, “Friends In Sight” free eye screening – and refurbished eyeglasses distribution on May 30th at Kaplan College, 2022 University Drive, Vista, 92083. Hours are 8AM to 3PM.

San Diego Area Real Estate Report…

Inventory is down, Prices are rising, Multiple Offers up…Again.

The median price for all North County home sales, attached and detached, increased to $526,000 in March 2015, compared to $482,700 in February 2015.

Month to Month increase for detached houses was 10.3% to $617,500.
Month to Month increase for attached houses was 6.07% to $374,950.
Year over year increases were 11.06% & 16.15% respectively.

Two major factors in that are the continued low interest rates and the shortage of inventory.

North County Detached Inventory increased 7.5% but sales increased by 34.8%. Selling faster than being replaced.
Market-wide, inventory levels were down 16.3 percent.
The property type that lost the least inventory was the Single-Family Homes segment, where it decreased 15.6 percent. That amounts to 2.5 months supply for Single-Family Homes and 2.2 months supply for Condos and Townhomes.
Inventory is down in all price ranges except over $1M.
A balanced buyer/seller market is 5 to 6 months supply.

There are only 65 active Bank Owned/REO listing and 184 Short Sale Listings out of only 6391 total available houses & condos in San Diego County.

Buying a home is becoming more of a challenge with the low inventory.
Fortunately, rates are still great.

This is great for sellers but provides challenges for buyers and move up or down sellers. Buyers have to be totally ready and very committed to buying. See me a month or two before you are ready to start looking so we can be sure you are really ready.

How long is this sellers market going to last? 2 years? 4 years?
I wish I had my crystal ball and so do you.

Lawrence Yun, the National Association of Realtors Chief Economist, says, “Pending sales are showing solid gains. A steadily improving labor market, mortgage rates hovering around 4% and the likelihood of more renters looking to buy bode well for the prospect of an uptick in sales in the coming months.”
