The Best time to buy a San Diego area home is NOW!

Well it is finally here.  The best time of the year to buy San Diego area Real Estate!  Hands down…  This year between November 1st and November 30th will be the very best time of the year to put an offer in on a home.  If you are looking for a REALLY good deal when it comes to finding the best home for the money…  NOW IS THE TIME! 

Now may be the best time to buy San Diego Real Estate


Why???  Well, Daylight Savings time ends so people are getting up earlier, it is getting dark earlier, etc.  Plus people are less likely to look at homes during the week, so they try to look at homes on the weekend… if they can find time with all of the other activities.  Plus it is football season!!!  Lots of folks watch football all weekend.  Also the Holidays are creeping up and everyone is getting ready for Holiday parties at work… at home, etc.  Then, after Thanksgiving, it is Christmas Shopping time and folks finally give up and say… “I will just wait till next year to start looking again.”  Will this be the case with ALL sellers?  Of course not but you only need the right one!

Another reason is that the banks want to unload as many properties as they can by the end of the year.  That means bargains on most bank owned homes.

When all of this happens…  The inventory just sits and sits and the sellers are more motivated to accept lower offers because the traffic is so low.

Let’s hit the road and find the best deal possible over the next few weeks.  You really want to try to close before December 23rd.  After that date, there will be a lot less people working due to vacationing so the underwriting process is going to tighten up!

The second best time to buy a San Diego area home is from Christmas thru the Superbowl.  Even though we do not have “Winter” in San Diego, it is still a slow time. Some sellers in January are starting to say, “I made it thru Christmas, I can wait it out till spring”.  They are not as motivated as they may be now.

One huge buyer concern should be interest rates for those who wait.  We are currently around the lowest rates EVER for 30 & 15 year fixed rate loans.  That can change quickly due to the local economy or that of Greece, Spain or anywhere.  An interest rate change from 4% to 5% is actually a 25% increase in the rate!  That can meke a big difference in what you can qualify for.

for July 8, 2011

Early reports I pulled from the San Diego MLS on 7/7/11, show prices of resale houses & condos combined, dropping by .5%, but cost per square foot remains flat. 

 
San Diego County June home sales will show another monthly increase to the highest number this year.  Housing inventory is up again by a small amount. 
 
In San Diego County, bank owned listings dropped to 8% and short sale listings dropped to 24% of active listings.  These are the lowest numbers of distressed property inventory we have seen in years in the San Diego Real Estate Market!
 
Interest rates remain historically low but will rise due to the inflationary pressures of the stimulus money.  A one percent rise in interest rates from 4.5% to 5.5% equates to about a 15% rise in monthly payment…and buyers usually buy by monthly payment, not price.

5 Home Buying Strategies I Always Recommend

Let’s pretend that we go out looking for the perfect house for you. We find it and you love it! Now you have to go make an offer to the seller. You want the seller to reduce the price and wait until you sell your house. The seller figures that’s a risky deal, since they might pass up a buyer who doesn’t need to sell a house while they are waiting for you. So they say OK, they’ll do the contingency but it has to be a full price offer!  So you see, you paid more for the house than you could have because of the contingency.
Now you have to sell your existing house, and in a hurry! Otherwise you lose the dream house! So to sell quickly you might accept an offer that’s lower than if you had more time. The bottom line is that buying before selling might cost you tens of thousands of dollars.  I always recommend that you sell first, then buy.
 
If you’re concerned that there’s not a house out there for you, then let’s do a little window-shopping. We can identify possible houses and locations without falling in love with a specific house. If you feel confident after that then put your house on the market. 
Another tactic is to make the sale “subject to seller finding suitable housing” Adding this phrase to the listing means that when you do find a buyer, you will have some time to find your new home. If you don’t find anything to your liking, you don’t have to sell your present home. This strategy can make your home less desirable to both buyers and Agents because they are not sure when you will find the new home.
 
 
 
  1. Don’t Get Pre-Qualified; Get Pre-Approved
    Sellers are aware that such certificates are worthless, and here’s why.  None of the information has been verified! Often, unknown problems surface!  Some of the problems I’ve seen include recorded judgments, child support payments, accurate and inaccurate glitches on the credit report due to any number of reasons, down payments that have not been in the client’s bank account long enough, and many more.

    So the way to make a strong offer today is to get “Pre-Approved”.  This happens after all information has been checked and verified. You are actually approved for the loan, the only loose-end is the appraisal on the property you decide to buy. This process takes anywhere from a few days to a few weeks depending on your situation. It’s very powerful weapon that I recommend all my clients have in their negotiating arsenal!
  2. Don’t Buy Anything on Credit While in Escrow
    Please check with your lender before you buy anything on credit or apply for any credit. In most cases you can buy the same car, furniture, vacation, etc. after you buy your home.  However, if you buy it before the close of escrow you may significantly impact your ability to buy your new home.At today’s interest rates, a new monthly debt of $70 could reduce your purchase price by $10,000. A new lease on a car for $350 per month could drop your buying power by $50,000. Depending on your price point, that could be a significant difference in the homes that are available for you.
    Applying for credit other than your home loan could take you out of your desired price range or even completely eliminate your chances at a quality loan. Lenders look at how many credit checks you have had in the last 6 to 12 months. More than 2 and you could be in trouble. That includes cell phones and “no payment till anytime” deals.
    Refuse offers to increase existing credit lines. Pay off and close accounts with finance companies if possible; they are viewed negatively. Maintain at least one of your oldest cards to show a long credit history.
       

     

  3. Play the Game of Nines
    Before house hunting, make a list of nine things you want in your new home. Then make a list of the nine things you don’t want. I call this “nine of this & none of that “.   You can use this list as a scorecard to rate each property that you see. The one with the biggest score wins!  This helps avoid confusion and keeps things in perspective when you’re comparing many of homes.When house hunting, keep in mind the difference between “skin & bones“. The bones are things that cannot be changed such as the location, view, size of lot, noise in the area, school district, and floor plan. The skin represents easily changed surface finishes like carpet, wallpaper, color, and window coverings. Buy the house with good bones, because the skin can always be changed to match your tastes. I always recommend that you imagine each house as if it were vacant. Consider each house on its underlying merits, not the seller’s decorating skills.

      
  4. Sell First; Then Buy
    If you have a house to sell, let me help you sell it before selecting a house to buy! I have seen very few contingent sales work in the last 3 years, unless it’s with a new home builder who has other houses to sell and can afford to put one on a contingency.
     
  5. Stop Calling Ads; Get a Good Real Estate Agent
    Whether you decide to work with me or not, pick an Agent you feel comfortable with and stay with that Agent if he or she is doing the job. Agents work on commission and are paid by the seller, not the buyer!  I charge nothing for my time when I work for you. To get 100% effort from me, I have to know that you value and appreciate my work on your behalf. Get your own personal representation by using a Buyers Brokers Agreement.It is your right to have your own representation when buying a home. You do not have the same representation when using the sellers Agent to buy the house. If you see a sign or an ad that interests you, call me and I can get all the information for you. I can get information for you on any property you are interested in: homes, condos, new development homes and condos (contractors require that I accompany you the 1st time you visit), mobile homes, land, leases, FSBO’s (for sale by owner), apartments, income property, commercial and industrial property.

How To Save Money On Gas . . .

With the price of gas rising, you need to get the most out of every gallon. If you can’t afford to buy a more fuel-efficient car, use these tips to be more gas savvy.

Shop for the best price. You can see current average gas prices in the U.S. and Canada at a site such as www.gasbuddy.com. They even have an iPhone app which I use.  For your local area, type in your address at http://gasprices.mapquest.com.

Look for the right station. There’s a price leader in your area. That may be a wholesale club or grocery store that wants to get you in their store to shop for other items. Buy in the morning before competitors have a chance to match each other’s price increases. Avoid gas stations near major freeway exits and stations that have an auto repair shop on site, since they can be more expensive.

Modify your driving habits. Don’t drive too slow or too fast (most cars are set to achieve optimal fuel economy around 55 mph) and use cruise control on the highway. Try to combine your driving trips. Don’t carry excess weight in the trunk. Cut down on your air conditioning use but only open the windows under 40 miles per hour.

Maintain your car. Fixing a car that’s out of tune or has failed an emissions test can improve its gas mileage by 4 percent. Replacing a clogged air filter on an older car will improve fuel economy 2-6 percent.

Keep your tires inflated to the proper pressure for your car. You can improve your MPG by up to 3.3 percent. Check your owner’s manual.

Get smart. Know that these are misconceptions:

  • Using premium gas improves fuel economy. Most cars don’t need it; again, check your owner’s manual.
  • It takes more fuel to start a car than it does to idle. Modern fuel-injected engines start efficiently. Idling can use a quarter to half gallon of fuel per hour.
  • “Gas saving” devices or additives will save you money. The Environmental Protection Agency says they may damage your engine.

Need More Time?  Learn To Read Faster . . .

You can add hours to your day by learning speed reading – and you don’t have to take an expensive course to do it. Follow these steps, and practice, practice, practice.

Determine your current reading speed. Time how long it takes you to read a certain number of words on a page. Or do an internet search for a “reading speed test” that also tests your comprehension level. You’ll need it to measure your progress.

Before you start reading, scan the material for headings, bullet points and sentences in bold. This will help you select the parts you want to focus on.

Change your reading habits.

  • Don’t read “a-word-at-a-time” as you learned in school. Teach yourself to read groups of words and expand the number as you go along.
  • Don’t move your lips as you read or say the words in your head (not easy habits to break). We talk at about 250-350 words/minute whereas an efficient scanner may increase the rate to between 400-500 words/minute. Plus, by not saying the words, you don’t have to think about pronunciation.
  • Draw your hand or a card down the page as you read. Move it consistently and your eyes will follow the motion.

Build your vocabulary. You won’t be slowed down by words you don’t understand.

Don’t try to read and multitask. Turn off the TV, find a quiet place and focus on learning this new skill.

Adjust your reading speed to suit your reading purpose. Speed reading is not suitable if you’re reading a book for the beauty of the words, perusing a legal document or studying specific material for a test.

Real Estate & Foreclosure Report…

Pending sales, a harbinger of future closed sales,
rose 1.8% from March, and were up 2.6% year-over-year.

Closed sales were up 3% month-over-month, but down 3.2% year-over-year. This is the tenth month in a row closed sales have been lower than the year before.

The median price for single-family, re-sale homes fell 2.8% from March, and was down 1.6% compared to last April. This is the third month in a row the median price has been lower than the year before.

One can reasonably expect sales & prices to be higher then since the government was giving buyers incentives to buy, as they were till April 2010.
Since some areas went up and some went down, see me for information on your specific area of interest. 

 

30 year interest rates were 4.25% in Nov. 2010, went to 5.25% but recently backed off to around 4.75%.  These low rates will not last because inflation caused by the Obama Recovery Program will cause the rates to rise. 
I just don’t know how soon.
Home prices have dropped 20% to 70% from 2008 and then, in many areas, have rebounded.  In most SD areas, you can buy a home today for ½ the payment that was on the same house 3 to 7 years ago.

 

  • San Diego County has 11,607 active house & condo listings. Mar was 11,466
  • 965 (down from 975 in March) are bank owned (8.5%) and made up 26% of sales in the last month.
  • 2933 (down from 3051 in March) are Short Sales (27%) and made up 24% of sales in the last month.
  • Only 33% of the active listings are distressed, which is about half the percentage of 2009.
  • Now is a good time to buy investment Real Estate as interest rates & prices are still low.

Q.  What information do I need to know about home appraisals and home inspections?
A.  In general, a home appraiser determines the value of a property and a home inspector determines the condition of a structure. While appraisals are primarily for lenders, they also ensure that buyers don’t overpay for a property. Home inspections are for buyers (but sellers can benefit too).

A home appraisal includes details about:  the house, a description of the neighborhood and side-by-side comparisons of similar properties. It also contains an evaluation of the area’s real estate market, notations of major problems with the property that will affect its value and an estimate of the expected time it will take to sell the property. You should have your lender order the appraisal, and you are entitled by law to get a copy of it.

A home inspection is an evaluation of:  a home’s condition that may identify improper building practices or the need for major repairs, as well as fire, safety and health hazards. You should always include an inspection contingency in your purchase offer. The information will help you determine how much you’re willing to pay for a home, what repairs will be necessary and whether or not you want to walk away from the deal.

Take Action to Protect Your Home’s Value

For many Americans, the term “Tax Day” evokes the same excitement as “in-laws” or “root canal.” But as someone who understands and supports the benefits of home ownership, you’re certain to find April 18th less “taxing” than your counterparts.

As you know, for more than 80 years, the federal government has helped families become home owners and made home ownership a cornerstone of the U.S. economy by including deductions such as mortgage interest and property taxes in our tax code. 

Save the Mortgage Interest Deduction

But as Congress debates ways to reduce the national deficit, those deductions are now at risk for repeal. If eliminated, the outcome would mean increased taxes for you – $3050 on average (much higher in CA), and up to a 15% decrease in your home’s value. A devastating double whammy to any home owner!

To find out just how much a repeal of the mortgage interest deduction would cost you, take a moment to review your federal tax form Schedule A (if you are filing a tax form 1040) and look at line 10. That line shows the deduction for your home mortgage interest. What do you think your tax bill would look like if that deduction disappeared?  For most homeowners with a loan, that number will be between 12% to 30% of your monthly home payment.

This Tax Day, tell your Representative that taking away the tax deduction for mortgage interest is an unacceptable way of confronting the national debt. CLICK HERE to send a letter to your Representative in Congress and let them know any discussion of tax reform or deficit reduction must recognize the value of home ownership to America’s families and communities.
