San Diego County October 2015 Newsletter and Real Estate Report

Sunshine had her second eye surgery at Shiley. Great place with excellent Doctors & staff.
She had a small growth called a Pterygium removed 2 weeks ago and it is healing nicely. Dennis is doing well except for some allergies.

We are looking forward to our vacation to Madison WI where Dennis is from.
GO Packers. His mother is turning 90 on Dec 11th so we are planning a big party/reunion that weekend. She is the oldest on her side of the family. She is still in good health.

San Diego Area Real Estate Report…
Inventory is down, Prices are rising, Sales are up, Pendings are up…

A quick overview of the Year over Year San Diego Real Estate Market reveals…
Prices up slightly for Houses & Condos, Pending Sales increased significantly for Houses & Condos, Inventory of Houses & Condos decreased significantly, continuing the trend of a sellers market. Good news that the Fed did not raise interest rates…yet.

San Diego County Market Report:
Closed Sales decreased 4.9 percent for Detached homes and up 4.1 percent for Attached homes.
Pending Sales increased 11.4 percent for Detached homes and up 20.4 percent for Attached homes.

Inventory decreased 20.6 percent for Detached homes and but up 25.8 percent for Attached homes.
The Median Sales Price was up 4.5 percent to $527,500 for Detached homes and up 3.6 percent to $347,000 for Attached homes.

Days on Market decreased 16 percent for Detached homes and down 24 percent for Attached homes.

Supply decreased 16 percent for Detached homes and down 34.4 percent for Attached homes.

Only 6844 available houses & condos for sale in San Diego County, down 7%.
However, 2989 sold last month, so we stay at about a 9 week inventory.
It is still a sellers market.

With positive economic news coming from many angles, there are no imminent factors to prepare for beyond the typical seasonal drop-off. From the mouths of market-analyzing pundits, we are in the midst of one of the healthiest housing markets in the past 15 years. The one thing we were anticipating in September, an increase in interest rates, did not happen. It most likely will before year’s end. Until then, get out and enjoy the season

Good news!
Buying a home is still a challenge with the low inventory.
Fortunately, rates are still great.

This is great for sellers but provides challenges for buyers and move up or down sellers. Buyers have to be totally ready and very committed to buying.

The Fed keeps interest rates low for now.
Most forecasters say they will rise between now and the end of the year.

Only 14 Home Shopping Days left in 2015 to Close this year…

Due to some significant changes in home lending, you must be under contract by Nov 10th to insure a closing by the end of the year…unless you are a cash buyer.

That gives us only 16 shopping days left this year.

Most lenders are recommending a 45 day escrow period (some 60) in order to comply with the new lender disclosure laws that started Oct 3rd. This timing includes the extra time delays for the two major holidays.

YUP, 45 to 50 calendar days are needed to close this year.

Call me ASAP if you want to be in your home this year or early next year.

Why Should I Buy or Sell in the Winter?…

Why should I buy a home in “Winter” in the San Diego area?
* There is less competition.
* Sellers are frustrated by the lack of showings.
* Most sellers are more motivated.
* Best potential to get a “deal”.
* Best time is between Thanksgiving & SuperBowl Sunday.

Why should I sell my house in the Winter?
* Less competition. Lowest inventory in Dec.
* It shows very well if decorated for the Holidays.
* Buyers that are looking then are usually more motivated.

Trick or Treat – Candy Alternatives…

It was not that long ago that Halloween meant giving out homemade goodies like candied apples, marshmallow crispy treats, and popcorn balls.
But as we became more hermetically sealed inside our homes and no longer knew many of our neighbors, safety issues emerged.
Wrapped candy seemed the safest alternative for Halloween.

Then along came alarming rates of childhood obesity and hyperactivity.
So excluding having your house T-Peed, what is a parent to do?
