News for Buyers
The inventory has increased from last year so it is easier to find the right home. Multiple offers are still showing up on some new listings if they are priced correctly, or in areas with a shortage of homes for sale. Number of available houses & condos rose from 8761 on 4/6/05 to 9527 on 5/5/05.

The number of pending sales rose from 6807 to 7709
The number of closed sales rose from 3341 to 4412 in the same period.

Yes, more inventory but also more sales. The market is still gaining in price but not as much as in pervious years. We are in the best buying position that we have been in for over 3 years. We have very low interest rates and a larger inventory of homes. That equates to a buying opportunity.

News for Sellers
The market has slowed and the incredible appreciation we have seen over the past two years appears to have leveled off.  If you price your home in anticipation of 2-3% appreciation a month, it will be sitting there a long time.  Market time is increasing.

We are about even between a buyers & a sellers market. It is expected to stay that way as long as interest rates climb slowly and stay below 7.5%

Where we go from here depends on inventory levels and interest rates.  Right now, inventory is up, which gives buyers more time to compare your home to others.  It is also causing the marketing time to increase by 50% over last year.

Pending Home Sales Index Holds Steady reports National Association of Realtors

The pace of home sales will remain strong in the months ahead, according to NAR's Pending Home Sales Index (PHSI), a leading indicator for the housing market. Based on the number of transactions that have signed contracts but are not yet closed, the PHSI gauges home sales activity for upcoming months, as sales typically close within one or two months of contract signing. In March, the PHSI stood at 122.8, a 10.4 percent increase over the PHSI one year earlier. An index of 100 or more generally indicates a high level of home sales activity.

Home Sales to Benefit From Slower Mortgage-Interest Rate Rise

Mortgage interest rates have been trending-up less than expected, a pattern that should continue through next year and support strong levels of home sales. The forecast was released at the start of the National Association of Realtors Midyear Legislative Meetings & Trade Expo.
